To maintain a high level of service and a serene setting for our guests, we have put the following policies in place. Mahalo for your understanding.Rates
Room rates are for single/double occupancy and are based on a three night minimum. Additional guests may be accommodated for $20/each per night. Hawaiian State Excise tax of 4.166% and Hawaiian Hotel tax of 7.25% will be added to room pricing. Rates and charges are subject to change without notice.Payment
We are a small owner-operated business and the bed and breakfast is the source of our livelihood. Because of this, cancellations can be devastating so we require payment in full up front. Payment must be made at time of reservation with a credit card (we accept American Express, Visa, and Mastercard).Cancellation and refunds
Due to the complexities of modern airline travel, we strongly suggest all guests purchase travel insurance before coming to Hawaii. It is inexpensive and will cover the cost of lost baggage, lodging fees, etc., if plans are unexpectedly altered or changed.No refunds December 1st – January 31st or holidays.
Refunds are based on the date of notification of cancellation and are handled on the following timeline:
> 90 days in advance of reservation date = Full refund minus a
$50 administrative fee.
60-90 days in advance of reservation date = 25% of payment retained
30-60 days in advance of reservation date = 50% of payment retained
< 30 days in advance of reservation date = 100% of payment retained
Length of Stay
Three-night minimum stay Feb 1-November 30. Five-night minimum stay December 1-January 31. Short stays (stays under three nights) will be accepted based on availability. A one time fee of $30 will be assessed to short stays.Check in and Check out
Check in between 3 pm and 7 pm. Please notify us of your approximate arrival time. For late check in (check in after 7 pm), special instructions will be provided.Check out at 11 am.
Property
We are a non-smoking establishment. There is no smoking allowed on the property.Well-behaved children aged ten and over are welcome. Children must be under the direct supervision of an adult at all times.
